Holt
Contextual homes inspired by local character
24/Three collaborated with Phoenix Strategic Land to design an intimate residential development of 49 homes on a greenfield site adjacent to the Holt Conservation Area. The commission included the preparation of a masterplan and supporting visuals for public consultation, alongside the review of technical and commercial constraints and the coordination of a comprehensive planning submission.
The proposals were carefully developed in response to the site’s sensitive setting, respecting the character and scale of the surrounding built environment. Particular attention was given to layout, landscape integration and the relationship between built form and open space to create a natural transition between the new development and the historic edge of the town. The architectural approach draws from the established local vernacular through a considered material palette and detailing, reinforcing a strong sense of place while delivering a cohesive and high-quality residential environment. With the project now submitted for outline planning permission, 24/Three is excited to see how it progresses.
“24/Three demonstrated a strong understanding of the local context, adapting our existing house type portfolio to create a scheme that responded positively to the distinctive character and material palette of Holt. Their collaborative approach helped shape a balanced and well-considered scheme, while the quality of the masterplanning, visualisations and presentation materials ensured the proposals were communicated clearly and presented effectively during the public consultation process. The team were responsive, professional and delivered a design solution that reflected both the site context and our aspirations for the development.”
