Waterbeach Southern Gardens
Bespoke, Sustainable Homes Shaped by Design Code
We are excited to collaborate with Urban&Civic on a key part of their transformative masterplan for the former Barracks and Airfield at Waterbeach. Tasked with designing approximately 90 new homes across three unique parcels of land, surrounded by public open spaces and a primary school, the development will be marketed as a Build to Rent scheme.
The design responds to the site’s high quality design code, ensuring the scheme aligns with Cambridgeshire’s architectural standards while maintaining project viability. Throughout the process, 24/Three worked closely with Urban&Civic to ensure the plans met these expectations, producing a scheme that balances architectural excellence with practical, sustainable living.
The material palette and detailing have been carefully considered to create a strong sense of identity and character for the homes. These bespoke residences are designed to offer welcoming environments for future residents, with a layout that embraces and enhances the surrounding green spaces. Sustainability is embedded throughout, reflecting 24/Three’s thoughtful and progressive approach to housing design.
This proposal showcases 24/Three’s commitment to delivering quality housing within large scale developments. With a design to build approach, the team is now moving into technical design to enable construction to begin before the end of the year. The project sets a benchmark for high quality living environments that are in tune with their surroundings and contribute to the long term vision for Waterbeach.
“Working with 24/Three has been an enjoyable experience. Their deep knowledge of Cambridgeshire's architectural design reflects a deep understanding of local aesthetics and planning requirements. The team's ability to navigate the complex and often onerous design guidelines with a systematic and well-thought-out approach was central to us instructing them in the first place. From start to finish, they demonstrated expertise, creativity, and attention to detail, delivering a scheme which matched our high expectations. I would recommend 24/Three for anyone looking to create a project that not only complies with but enhances the unique character of Cambridgeshire.”
