Waterbeach Southern Gardens

Bespoke and innovative housing reflective of design code

We are excited to collaborate with Urban&Civic on a key part of their transformative masterplan for the former Barracks and Airfield at Waterbeach. Tasked with designing approximately 90 new homes across three unique parcels of land, surrounded by public open spaces and a primary school, the development will be marketed as a Build-to-Rent scheme.

The design responds to the site’s high-quality design code, ensuring the scheme aligns with Cambridgeshire’s architectural standards while maintaining project viability. Throughout the design process, 24/Three worked closely with Urban&Civic to adhere to these standards, producing a scheme that exemplifies both architectural excellence and sustainable living solutions.

The material palette and detailing have been carefully curated to create a strong sense of identity and character for the homes. These bespoke residences are designed to offer welcoming environments for future residents through the integration and celebration of their green surroundings. The development also emphasises sustainability through efficiency, reflecting 24/Three’s forward-thinking approach to housing design and commitment to shaping the future of residential architecture.

This proposal highlights 24/Three’s dedication to delivering exceptional, sustainable housing solutions within the context of large-scale developments. With their design-to-build ethos, the plan is to push forward with the technical design to enable construction to start on site before the end of the year. The project sets a benchmark for high-quality living spaces that are in harmony with their surroundings, contributing to the long-term vision for Waterbeach.

“Working with 24/Three has been an enjoyable experience. Their deep knowledge of Cambridgeshire's architectural design reflects a deep understanding of local aesthetics and planning requirements. The team's ability to navigate the complex and often onerous design guidelines with a systematic and well-thought-out approach was central to us instructing them in the first place. From start to finish, they demonstrated expertise, creativity, and attention to detail, delivering a scheme which matched our high expectations. I would recommend 24/Three for anyone looking to create a project that not only complies with but enhances the unique character of Cambridgeshire.”
