Greyfriars Plot 1
Bespoke, sustainable town centre redevelopment
Working in partnership with ECF, this proposal establishes the vision for Plot 1 as the first phase of the Greyfriars regeneration – West Northamptonshire’s most ambitious regeneration project – delivering a high-quality, people-focused residential neighbourhood in Northampton town centre. Currently in development and progressing through public consultation, the proposals seek to create an attractive residential environment that will make a positive contribution to Northampton and establish a benchmark for the wider Greyfriars masterplan.
Plot 1 will comprise circa 100 high-quality modern homes, including townhouses, maisonettes and apartments. Bounding the northern edge of the masterplan, the scheme prioritises safe, active and well-overlooked streets, landscaped pockets and clear pedestrian connections to the wider town centre. Townhouses incorporate private amenity spaces, while apartments benefit from landscaped communal amenity areas.
The scheme has strong sustainability ambitions, targeting low embodied carbon and positive social value outcomes. The proposals also seek to repair fragmented urban edges, drawing architectural inspiration from the character of the adjacent Boot and Shoe Quarter. As the first phase of the Greyfriars regeneration, Plot 1 is designed to perform both as a successful standalone neighbourhood and as a catalyst for the wider masterplan.
